Hi Dean Highlanders,
There is going to be a rezoning request for an empty lot in Dean Highland at the next City Council Planning Commission meeting (Tuesday at 6pm). The rezoning request is for an empty lot in the north end of Dean Highland:

You can find the rezoning request at the top of Page 2 here (pdf). The rezone request is, ultimately, for the creation of a storage unit in the empty lot. This request is at the top of the City Council’s Planning Commission’s business agenda, so get there a little early if you plan on participating!
The contractor involved with the rezoning request sent us the following email:
I have attached the site plan, rendering, and the written PUD narrative that was submitted with the application to the City. These documents outline the layout of the facility along with the design and operational elements that were incorporated to help minimize any potential impact on the surrounding neighborhood.
From the outset, the goal has been to design a project that fits the character of the area and addresses concerns that have been raised in the past regarding development on this property. That is why we worked closely with City staff and incorporated elements such as perimeter buildings for screening, limited gate hours, interior-only lighting, landscaping along the street frontages, and the absence of outdoor storage.
One key change that I have not had the time to be reflected on the attached site plan: there will not be an entrance/exit on Fadal. The only entrance/exit for the facility will be on McFerrin.
You can find the visuals here, here, and here. All are pdfs.
This part of Dean Highland already has some commercial neighbors, including J&D Tire Shop, Northside Animal Hospital, and an ice house where I usually get my beer and potato chips. Here is the lot (red star below) relative to our other commercial neighbors in this corner of Dean Highland:

The Dean Highland Neighborhood Association (DHNA) board approved this plan (with some caveats and requests). If you would like to know more about this proposed site, please reach out to DHNA’s President, Scott Michael, directly via email or shoot us an email at deanhighlandwaco@gmail.com.
Scott may even be able to put you into direct contact with the contractor.
You can also reach out to Dean Highland’s city councilman, Darius Ewing, via email: ccouncil4@wacotx.gov.
